ESTATE COMMUNITIES OF YORK REGION


An Estate Community is a small enclave of approximately 20 to 150 detached luxury homes.  The community can be in an urban setting but mostly they are located further out of Town in a country setting.  Usually there is only one or two entrance streets into the community.  

The homes are usually on a larger piece of land, one plus acres, and most times do not have Town water services so they are on a private Septic and Well.  There is a greater sense of community as they are removed from the Town and can have a strong rate payers association.

LUXURY HOMES FOR SALE IN ESTATE COMMUNITIES

SEPTIC SYSTEMS AND WELLS

A lot of Luxury Homes in Estate Communities and Country Properties are on a Private Well and Septic System.  I myself am on a Private Well and Septic system.  I would like to share with you some information on this.

Septic Systems:

Pump out:  more than likely when you move in you will already have had the septic system looked at by a professional BEFORE buying the property.  This professional will ask you such questions as, how many people will be living there, how often you entertain, etc... s/he will then make a suggestion to you as to how often s/he recommends you pump out your system.  My recommendation (if the recommendation is longer than one year) is to have the pump out done again one year after you move in, so that s/he can assess more accurately your “consumption” and determine how often you should have it pumped out.

Record Keeping:  Keep a record of your pump outs.  Also, keep a record of where your septic lids are.  Sometimes they are under pavers or grass.  Perhaps mark the house wall and write in your records how many feet away each lid is.

Laundry:  Don’t do all of your laundry in one day... stagger it over the course of the week.
